Whether you live in an older house or a newly constructed one, staying proactive with home maintenance is essential to retaining the condition and value of your home. Waiting until something goes wrong often leads to extensive (and expensive) repairs. Give proper attention to several key areas and you’ll have an easier time keeping your home in good shape.

Heating, Cooling and Ventilation (HVAC)

It’s recommended to service your HVAC system twice a year—once before summer and again before winter. Preventative maintenance helps your heating and cooling system to function properly and saves you money on energy bills. Some maintenance tasks, such as replacing filters, can be easily done by homeowners. Others are best left to professionals.

Plumbing

Preventative care of your plumbing system primarily involves inspecting components for signs of corrosion, damage or leaks. Diligent and regular checks enable you to identify and address plumbing issues before they become major problems.

Roofing

Roof repairs are among the costliest home maintenance expenses. Here are a few tips to help you extend the lifespan of your roof:

  1. Regularly check shingles for missing or damaged ones.
  2. Look for leaks in your ceilings and attic, if you have one. Telltale signs of a leak include: water stains, bulging or soft patches and musty odors.
  3. Clean your gutters twice a year—in late spring and early fall—to avoid clogs, which can cause significant damage to your roof.

Flooring

Your flooring gets a lot of wear-and-tear regardless of what type you have. Hardwood floors, especially, require regular care to protect their look and sustainability. Your cleaning routine should include frequent sweeping or vacuuming using the bare floor setting. Any spills should be promptly wiped with a soft cloth that is dry or lightly damp.
