How to Get your Home Ready to Sell

Jeffrey Dawson August 07, 2021 Reviews Leave a Comment

The UK property market is really having a moment – the boom in the housing market is possibly due to two things – one is that the stamp duty holiday has caused a surge in people who want to move now so that they don’t have to pay stamp duty, as well as the fact that we have all spent a long time at home this year. People may have got fed up with their current home, or they may have decided that they need a bigger place to live in. Whatever the reasons, this is a great time to be selling your property, so here are the things that you should be doing if you are hoping to sell up and move house….

The first thing to do before doing anything else is to look at your finances and the costs of moving house. Get quotes and prices from removals companies, as well as solicitors and conveyancers like this building survey Birmingham based company Sam Con. It might be a good idea to get some advice from a professional financial advisor and look into what you can afford as well as mortgages.

Once you have done this, it is then time to start thinking about getting your house ready to sell. Making it appealing to the buyer could not only mean that you will get a quicker sale, but also means that you will be able to get a better price for your home. It is all about showing your home in it’s best light, and for buyers, they want to see a blank canvas that they can put their own stamp on.

The first thing to do is have a good de-clutter – many people actually put some things into storage to ensure that their house is less cluttered when they are selling it. The reason for this is that a lot of stuff in a room can make the room look smaller. Another top tip is to keep walls neutral in colour – this gives the rooms a light and airy look. A professional clean is also a great idea to get the house perfect and ready to sell.

Once you have done all the home improvements and got your home ready and looking its best, it is time to find an estate agent. Most people prefer to find a local estate agent as they will have a good in-depth knowledge of the housing market in your area and will not only be able to advise you but will also be able to value the property accurately. You can get valuations off a few local estate agents – aske them for details of properties that are similar to yours in the area that they have sold too, and how much they sold for.

Once you have settled on the right estate agent for you it is finally time to get your house on the market – they will come and take pictures of your home, and then you can then instruct your agent to put your property on the market!
